About Find
What is Find?
Find by RealEstateCroatia.com is a search engine for property in Croatia: it brings together in one place the houses, apartments, land and commercial properties that agencies offer for sale or rent.
You browse the listings as a feed — the newest listings are at the top — and narrow them down with filters, the map or a description in your own words (AI search). When a property interests you, you send an inquiry straight to the agency that published it.
Is Find free to use?
Yes. Searching, viewing listings, saving properties, agencies and searches, and sending inquiries to agencies are free for all visitors. An account is free too — and for most of these things you don’t even need one.
Where do the listings come from, and who is responsible for their accuracy?
Listings are published by real estate agencies through the RealEstateCroatia.com system, and Find imports and displays them. The price, area, description, photos and location are entered by the agency, which is responsible for them.
Find is not an intermediary or a party to any sale or rental. Before you make a decision, always check the details with the agency — the quickest way is to send an inquiry from the listing.
How up to date are the listings?
The listings are synced with the agencies’ data automatically, every day: new listings and changes to prices and descriptions arrive without any manual entry, and listings that have been withdrawn or sold disappear from the search results. Every post in the feed shows when the listing was published, and the feed itself is sorted newest first.
If you saved a listing and it has since been withdrawn, it will be marked “This listing is no longer available” in your saved list.
What does the “Verified agency” badge mean?
The badge appears next to agencies that advertise through the RealEstateCroatia.com system. Find does not publish anonymous listings: behind every listing there is an agency with its contact details.
Click the agency’s name to open its page, with its contact details, its agents and all its current listings.
Which languages is the portal available in, and how do I change the language?
Find is available in ten languages: Croatian, English, German, Italian, Russian, Slovenian, Slovak, Czech, Polish and Hungarian. You change the language in the language menu — at the bottom left of the side menu on a computer, at the top right on a phone.
The interface and the property data (type, place, features) are shown in the language you select. A listing’s description is shown only if the agency has published it in that language — for more, see Why doesn’t a listing have a description in my language?
Who do I contact with a question or to report an error?
For questions about a particular property, contact the agency that published the listing — by sending an inquiry or by calling the number on the listing.
For questions about the portal itself, or to report an error or an inaccurate listing, write to us at info@realestatecroatia.com. When you report a listing, include its link or reference.
Search and filters
How do I search for properties?
The home page (“My feed”) has a filter:
- Category — houses, apartments, land or commercial property
- County and City / municipality
- a place field — type in a settlement, city or county
- Price range
Click “Search” and the feed shows only the listings that match your filters, with the newest at the top. On a phone, the filter is condensed into a bar above the feed — tap it (or the “Filters” button) to open it.
For more criteria (rent, area, number of rooms, distance to the sea and so on), open the Advanced Filter.
How do I narrow my search to a particular place?
There are three ways:
- Choose a County, then a City / municipality from the list.
- Start typing a name in the “Settlement, city or region...” field and pick one of the suggestions — this is the quickest way to get to a specific settlement.
- Click the “Use my location” icon in the place field: your browser will ask for permission, and the filter is then set to the settlement nearest to you.
You can also choose a place by clicking on the map.
How do I set a price range?
Drag the sliders in the filter: the left one sets the lowest price, the right one the highest. For an exact amount, click the price shown (“from” or “to”) and type in a number. The rightmost position means “No limit”.
Prices are in euros.
What does the Advanced Filter offer?
The “Advanced Filter” button opens additional criteria:
- Sale or Rent
- the tags New Construction, Luxury, Beachfront and Sea View
- area from–to (m²), number of rooms and number of bathrooms
- plot from–to (m²)
- distance to the sea from–to (m)
- Only with description in English — only listings that have a description in the page language
The number on the button shows how many advanced criteria are switched on.
How do I search for properties to rent?
Open the “Advanced Filter”, choose “Rent” instead of “Sale” and click “Search”.
In AI search, all you need to do is say so, e.g. “Apartment to rent in Zagreb up to €1,000 a month”.
What is AI search and how do I use it?
On the “AI Search” tab, you describe what you’re looking for in your own words — in any language — for example “House with a sea view in Istria, at least 3 bedrooms” or “New build in Split up to €300,000”. Press Enter or “Search”.
The AI turns your description into ordinary filters (type, place, price, area, tags and so on) and runs the search. You can see what it understood under “From your description”, and the “Edit in filters” button lets you fine-tune the filters by hand.
The result may be incomplete, so always take a quick look at the filters that have been set.
AI search didn’t understand my description — what can I do?
- Mention at least one of these: a property type, a place or a price. Filters can’t be worked out from a general description (“something nice for a family”).
- If the place isn’t recognized, you’ll get a message saying it isn’t in our list of places — check the name or select it in the regular filter.
- Anything the filters don’t cover yet (e.g. a swimming pool) is listed by the AI in the message “Not covered by filters yet: …”; the rest of the search still works.
- After several searches in a row, wait a minute.
A description can be at most 500 characters long. You can always carry on with the regular filters instead.
How do I use the map?
The map next to the feed shows where the properties in your current search are located. It starts at the Counties level; clicking a county narrows the feed to it, and the map moves on to Cities and municipalities and then to Settlements. The numbers show how many properties there are in each place, and the green dots mark properties with an exact location. Clicking a place filters the feed.
You hide the map with the “Hide Map” button and bring it back with “Show Map”. On a phone, you open it with the “Map” button in the bottom bar.
What is “My feed” and why does it remember my filters?
“My feed” is the home page: listings sorted newest first and grouped into “Today · new”, “Yesterday”, “This week” and “Earlier”. When the list is longer, the “Load More” button brings up more.
The filters you set are remembered, so the same search is waiting for you the next time you visit — in this browser if you don’t have an account, and on every device if you do.
To get back to all the listings, remove the filters: click the × on each filter’s tag above the feed.
What does “new since your last visit” mean?
Find remembers when you last opened the feed. The next time you visit, a note above the listings tells you how many new properties matching your filters have arrived in the meantime.
Signed-in users can use the “Show new” button to show only those listings, and the “Show all” button to bring back the full list.
How do I see only listings with a description in my language?
In the “Advanced Filter”, switch on “Only with description in English”. The label follows the page language — on the German version of the portal, the filter looks for a description in German.
If you want this to apply all the time, switch on the same option in the preferences on the My Profile page.
My search returned no results — what now?
Widen your search: remove some of the advanced criteria, increase the price range, or choose a whole city or county instead of a settlement.
If you still can’t find what you’re looking for, the empty results come with a “We search for you” button: you describe the property, and the RealEstateCroatia.com team forwards your inquiry to agencies with properties in that area.
You can also save the search and check back from time to time to see whether new listings have arrived.
Listings
What do I see on a post in the feed, and how do I open the details?
Each post shows the agency, a photo, the price (and the price per m²), the title, the area, the number of rooms and bathrooms, the distance to the sea and the place. Below these are the buttons:
- Save (heart) — saves the property
- Share — sends a link to the listing
- Inquiry — a message to the agency
- Show details (expand icon) — a quick view with the gallery and the description, without leaving the feed
- View property — the property page with all the photos, features, a map and similar properties
What do the “Exact location” and “Approx.” labels mean?
“Exact location” means the agency has published the property’s exact position — it is marked with a dot on the map.
“Approx.” means the exact address has not been published: the center of the settlement is shown, and on the property page a circle marks the area of the settlement, not the exact position. For the exact address, contact the agency by sending an inquiry from the listing.
What do the New Construction, Luxury, Beachfront and Sea View tags mean?
These tags are assigned to a listing by the agency and are shown on the post’s photo. You can also filter by them in the Advanced Filter.
Because the agency decides on them, check the particulars in the listing description or by sending an inquiry. When it is known, the distance to the sea is also given as a figure.
What does “Price on request” mean?
The agency has not published the price. Send an inquiry from the listing and ask for it — the reply comes straight from the agency.
Why doesn’t a listing have a description in my language?
Descriptions are written by the agencies, and they don’t always publish them in all ten languages. Find doesn’t show a description in another language in its place: the property page carries a note that there is no description in that language, with links to the languages in which one exists.
Details such as the property type, place, area and features are always in the page language. If you want to see only listings with a description in your language, see How do I see only listings with a description in my language?
What is the listing reference?
The listing reference is the listing’s unique number, shown on the property page next to the inquiry form. Mention it when you call the agency or write to it outside the portal, so that it knows right away which property you mean.
An inquiry sent from a listing is already linked to that property, so you don’t need to enter the reference separately.
How do I share or print a listing?
The “Share” button is on the post in the feed, in the quick view and on the property page: you can send the link to Facebook, X, WhatsApp, Viber, Telegram or LinkedIn, send it by email, or copy it. You can share a whole search in the same way — with the “Share feed” icon next to the number of results.
To print, open the property page and click the printer icon. The printout includes a QR code that leads back to the listing.
Why does it say “This listing is no longer available”?
The agency has withdrawn the listing, or the property has been sold or rented. A listing like this disappears from the search results; if you saved it or have its link, you’ll see this notice along with suggestions of similar listings in the same place.
How do I see all of an agency’s listings?
Click the agency’s name on a post or on the property page. The agency page shows its contact details, its agents and the languages the agency communicates in, all its current listings (by property type and by sale or rent) and a map of the places where it has listings.
Use the “Add to favorites” button to save the agency for later.
Saved
How do I save a property, and where do I find it later?
Click the heart on the post’s photo or the “Save” button — on the post, in the quick view or on the property page. What you save is waiting for you on the Saved Properties page in the menu (on a phone: “Saved” in the bottom bar).
The list always shows the current price and status of each listing. You can sort it by date saved or by price, remove a single property by clicking its heart, or remove everything at once with the “Delete All” button.
How do I add an agency to my favorites?
Open the agency’s page — by clicking its name on any listing — and click “Add to favorites”.
On the Favorite Agencies page, each agency is shown with its number of active listings and a link to those listings.
How do I save a search, and what is it for?
Set your filters and click “Save Search” in the filter.
On the Saved Searches page, each search shows how many listings currently match and how many of them are new this week, and the “Open in feed” button brings back exactly those filters. It’s handy when you’re following several places or property types at once.
To remove a search, use the trash icon on its card.
Do you send email notifications about new listings?
For now, we don’t send automatic email notifications about new listings. The easiest way to keep track of new listings is on the “Saved Searches” page, which shows the number of new listings this week for each search, and in the feed, which tells you each time you return how many properties have arrived since your last visit.
In your account preferences, you can already switch on “E-mail updates” — that way you’ll start receiving them as soon as we introduce them.
How much can I save?
Up to 500 properties, 200 agencies and 50 searches. When you reach a limit, remove some of your older items.
Why have my saved items disappeared?
Without an account, everything is kept only in the browser you saved it in. That’s why your saved items aren’t there on another device or in another browser, and why they disappear when you clear your browser data or if you were using private (incognito) mode.
The solution is a free account: when you sign up, everything saved on the device moves to your account and is available everywhere from then on. For more, see Do I need an account, and what do I get with one?
Inquiries to agencies
How do I send an inquiry to an agency?
There are two ways:
- on a post in the feed, click “Inquiry”, or
- on the property page, fill in the “Send Inquiry” form.
Enter your full name, email address and message. A phone number is optional, but it makes it easier for the agency to reply quickly. Sending an inquiry is free.
You can save your contact details on the My Profile page, and from then on the form fills itself in.
Who receives my inquiry, and how will I get a reply?
Your inquiry goes to the agency that published the listing. The agency replies to you directly — at the email address or phone number in your inquiry — so the reply does not come through Find.
So make sure you’ve entered your address correctly, and check your spam folder from time to time too.
What is “We search for you”?
It’s a general inquiry for when you can’t find what you’re looking for. You describe the property type, size and budget and give a location (e.g. Rovinj, Split or the island of Krk), and the RealEstateCroatia.com team forwards your inquiry to agencies with properties in that area.
The button is offered when a search returns no results, and on the My Inquiries page.
Where can I see the inquiries I’ve sent, and what do the statuses mean?
The My Inquiries page holds your history: the property, your message, when it was sent and its status.
- Being sent to the agency — the inquiry has been received and is on its way
- Forwarded to the agency — the inquiry has been handed over to the agency
- Delivery delayed — retrying — forwarding has temporarily failed; we retry automatically, so you don’t need to send it again
Without an account, the history is only in this browser. Removing an inquiry from the history does not withdraw the inquiry you sent.
The agency hasn’t replied — what can I do?
Check your spam folder and the status of your inquiry on the “My Inquiries” page.
If the inquiry has been forwarded and there has been no reply for several days, you can call the agency — the phone number is on the property page (the “Call” button) and on the agency page — or write to it again with the “New inquiry” button. When you call, mention the listing reference.
Why does the form ask for a security check?
The security check protects agencies and you from automated spam. It usually completes on its own, with nothing for you to do.
If it doesn’t load, refresh the page or disable your content blocker for Find.
Your account
Do I need an account, and what do I get with one?
An account is optional: searching, saving and sending inquiries all work without one, and what you save is then kept in your browser. With a free account:
- your saved properties, agencies, searches and preferences are available on every device
- you have an inquiry history with delivery status
- in the feed, you can show only the listings that are new since your last visit
- what you’ve saved doesn’t disappear when you clear your browser data
How do I sign up?
Open the Sign up page, enter your email address and a password (at least 10 characters, with an upper- and a lowercase letter and a digit) and, if you like, your name, then accept the terms of use.
We’ll send you an email with a link to confirm your address; the link is valid for 2 hours. Clicking the link confirms your account and signs you in right away.
You can’t sign up with a temporary (disposable) email address.
What happens to the things I saved before signing up or signing in?
- When you sign up, everything on the device — saved properties, agencies, searches, inquiries and feed filters — moves to your new account automatically.
- When you sign in to an existing account, Find asks whether you want to move the items saved on that device: “Move” adds them to your account, “Not now” leaves them on the device only. Nothing is moved without your confirmation, because you may be sharing the device with someone else.
Inquiries sent before you signed up move to your account if they were sent from the account’s email address.
I haven’t received the message to confirm my email address — what now?
Wait a few minutes and check your spam folder.
If the message isn’t there or the link has expired (it is valid for 2 hours), try to sign in: along with the notice that your address has not been confirmed yet, you’ll be offered the “Resend confirmation email” button.
I forgot my password — how do I get a new one?
On the sign-in page, click Forgot your password?, enter your account’s email address and we’ll send you a link to set a new password. The link is valid for 2 hours.
If the message doesn’t arrive, check your spam folder and make sure it’s the address you signed up with.
Why is my account temporarily locked?
After several consecutive sign-in attempts with the wrong password, the account is locked for 15 minutes to protect it. Wait, or set a new password right away using the “Forgot your password?” link.
How do I change my contact details, language or password?
It’s all on the My Profile page:
- Contact details — the name and phone number used in your inquiries to agencies
- Preferences — the language for listings and notifications, showing only listings with a description in the selected language, and email updates
- Password — enter your current password and a new one
Your account’s email address is also the address agencies reply to when you send inquiries.
How do I delete my account?
On the My Profile page, in the “Delete account” section, click “Delete account” and confirm with your password.
Deletion is permanent and cannot be undone: it removes your account, saved properties, agencies, searches and preferences. The inquiries you have sent stay with the agencies they were sent to.
Privacy and data
What data do you keep if I don’t have an account?
Without an account, your saved properties, agencies, searches, inquiry history and preferences stay only in your browser and are not sent to us. Inquiries are the exception: when you send an inquiry, we receive the details from the form and forward them to the agency.
You can delete everything from the device on the My Profile page with the “Clear all local data” button. Read more in our Privacy Policy.
Who sees my contact details when I send an inquiry?
Your name, email address, phone number (if you enter one) and message go to the agency the inquiry is addressed to. With a “We search for you” inquiry, they are received by the RealEstateCroatia.com team and forwarded to agencies with properties in the area you specified.
Your contact details are not publicly visible on the portal.
Do you use cookies for advertising or tracking?
No. Find uses only essential cookies: for signing in to your account, protecting forms and remembering the language you selected. There are no advertising or analytics cookies.
What happens to the text I type into AI search?
The description you type is processed by the Microsoft Azure OpenAI service, solely to turn it into search filters. Your account data is not sent to it.
For that reason, don’t include personal data in your description.
Buying and renting
Does Find act as an intermediary in a purchase or rental?
No. Find is a search engine: it displays agencies’ listings and forwards your inquiries to them, but it is not an intermediary or a party to any sale or rental.
You arrange the viewing, negotiations, contract and commission with the agency that published the listing.
How do I arrange a viewing of a property?
Send an inquiry from the listing and say when would suit you — the suggested message already asks for more information and a viewing appointment — or call the agency on the number in the listing. You arrange the appointment directly with the agent.
Can foreign nationals buy property in Croatia?
Nationals of European Union member states can, as a rule, acquire property in Croatia under the same conditions as Croatian nationals. Nationals of other countries can acquire it subject to reciprocity and the consent of the ministry responsible for justice. Special rules apply to certain types of property, such as agricultural land.

What costs should I expect on top of the purchase price?
The most common are:
- real estate transfer tax (3% of the market value) — except where VAT is already included in the price, for example for a newly built property sold by the developer
- agency commission, agreed in the brokerage agreement with the agency
- lawyer’s or notary’s fees and the cost of registering ownership in the land register
The amounts depend on the property and on what you agree, so ask the agency for them before you decide. This is general information, not tax or legal advice.
What is the energy class?
The energy class (from A+ to G) shows the energy efficiency of a building or apartment: A+ is the most efficient and G the least.
It is shown in the listing details when the agency has provided it. You can ask the agency for the energy performance certificate with the exact figures.
For agencies and owners
How do my agency’s listings appear on Find?
Automatically. Find displays the listings of agencies that advertise through the RealEstateCroatia.com system: new and updated listings from your system appear on Find without you having to enter them separately, with photos, a map and descriptions in the languages you entered them in.

How do I correct a listing or my agency’s details?
Correct the listing in your system at RealEstateCroatia.com — the change is carried over to Find automatically at the next sync.

How do visitors’ inquiries reach me?
An inquiry sent from one of your listings or from your agency page arrives at the agency’s email address, with the visitor’s contact details and the listing it relates to. You reply to the visitor directly.
How do we join if we don’t yet advertise through RealEstateCroatia.com?
Contact us at info@realestatecroatia.com or visit realestatecroatia.com. As soon as your listings are in the RealEstateCroatia.com system, they appear on Find automatically.
Can I publish a listing myself as an owner?
Find displays the listings of real estate agencies and does not accept listings directly. If you are selling or renting out a property, contact an agency of your choice: you can see the agencies that work in your area on the listings from that area — click an agency’s name to open its page with its contact details.
