We are located in a small Istrian village in the immediate vicinity of Poreč, where this beautiful rustic villa with a view of the sea and nature is located. The position of the villa on an elevated ground ensures an unobstructed view, and the future owner can enjoy great privacy, considering that in front of the villa there is undeveloped land. The villa is spread over a plot of 780 m2, and the area of the villa itself is 185 m2. In addition, guests or owners can enjoy the spacious 45 m2 swimming pool, which further enriches this already idyllic setting. This rustic beauty consists of three floors. Upon entering, we are greeted by a spacious kitchen with a dining room, which leads to a terrace with a view of nature and the sea. A spacious bedroom is also located on the same floor. Inside the villa, we go down the stairs to the ground floor, where the living room dominates with large windows that fill the space with light. This space opens onto the courtyard, creating a perfect combination of indoor and outdoor space. On the first floor, there are four additional rooms, two of which have a private bathroom and two of which are shared. This property is not only an ideal holiday destination, but is also successfully rented out for tourism purposes, providing potential owners with an opportunity to invest in tourism. In the vicinity of the villa, guests can enjoy a rich gastronomic offer, and there are also several famous winemakers who further enrich the experience of their stay.
