Luxury Stone Villa with a Large Garden

POREČ AREA, ISTRIA – Unique Stone Villa, Former Italian School, a True Rarity on the Market A true gem of Istria, ideally located between Motovun and Poreč – wherever you choose to go, enjoyment is guaranteed. The property was originally built and used as a primary school, and today stands as a remarkable example of an old Italian villa, making it a rare specimen of this architectural style in the region. The villa was completely renovated in 2024, with investors placing exceptional attention on authenticity and preservation of original details, carefully maintaining the rooms, materials, and architectural elements in their original form. This property can become your future home or a luxury tourist investment, also suitable for hosting business meetings in a glamorous setting. High ceilings, large windows, and connecting hallways that link spacious rooms are all distinctive features of the architecture that defines this home. The former classrooms and the headmaster’s office on the first floor have been transformed into a master bedroom with an en-suite bathroom, along with two additional bedrooms sharing one bathroom. The ground floor is divided into two main areas with accompanying facilities (laundry room, wardrobe, guest toilet, and boiler room). A 56 m² space serves as a living room, while another room of equal size is designated for a spacious kitchen and dining area. Underfloor heating powered by heat pumps is installed throughout the entire house. Thick walls help maintain cool temperatures during hot summer months, while installed air conditioning units provide additional cooling. The villa is equipped with an anti-burglary alarm system and surveillance cameras, ensuring a high level of security. The beautifully landscaped garden also features a large swimming pool and a summer kitchen with a built-in barbecue, all surrounded by Mediterranean plants. The villa is surrounded by 7,087 m² of building land owned by the same owner, with the possibility of purchasing additional land that includes an existing building (house) for renovation. Price and further information regarding the purchase of additional land are available upon request only.
