Istria, Poreč – Beautifully renovated stone house with 4 bedrooms for sale

Nestled in the charming region of Poreč, this stunning stone house combines traditional Istrian architecture with modern comforts. Situated on a 192 m² plot, the property is the last in a row of beautifully restored Istrian homes, offering privacy and an authentic Mediterranean feel. The house spans 150 m² across three levels: the ground floor, first floor, and a high attic. The meticulously landscaped garden of 110 m² features a covered dining area, a parking spot, and a section for firewood storage, making it ideal for outdoor living. The ground floor includes a cozy living room with a dining area, a modern kitchen, a guest toilet, a summer kitchen, and a tavern. At the buyer's request, the tavern can be seamlessly connected to the living room to create a larger, open living space. The first floor features two spacious bedrooms with built-in wardrobes, private bathrooms, and a connecting hallway. The high attic accommodates two additional bedrooms, a bathroom, and a hallway. One of the attic bedrooms is currently used as a study or reading room. This property offers excellent insulation with its thick stone walls, retaining heat in winter and providing cool comfort in summer. Wood heating is the primary source, complemented by underfloor heating in the bedrooms on the first floor. Renovated in 2016, the house is currently used as a year-round residence. However, its layout and capacity to host 8+2 people make it an ideal investment for tourist rentals. The house exudes charm and character, showcasing tasteful design and attention to detail. It is sold partially furnished, allowing new owners to add their personal touch. Poreč is a vibrant coastal town in Istria, renowned for its rich history, stunning beaches, and cultural attractions. The property is perfectly situated to enjoy the serenity of rural Istria while being a short drive from the Adriatic coast, local wineries, and numerous outdoor activities.
