Rovinj Old Town – Duplex Apartment, 150 m from the Sea

EXCLUSIVELY IN OUR OFFER – DUPLEX APARTMENT IN ROVINJ OLD TOWN Two separate condominium units, connected and arranged as one duplex apartment, are located in the very centre of Rovinj, within the historic old town and only about 150 metres from the sea. The property has a total area of approximately 58 m² and extends over the 2nd and 3rd floors of the building. Both units have their own separate entrances, allowing them to be used independently again if desired. The main entrance is currently on the upper level, on the 3rd floor. This level consists of a kitchen, dining area and living room arranged as an open-plan space, as well as a separate bathroom. An internal staircase leads to the lower level, where there is a bedroom with a work area, a built-in wardrobe and a second bathroom. The entire property was renovated in 2023, when the internal staircase connecting the two units was also constructed. The possibility of separating the units again is additionally facilitated by the existing water supply and drainage connections located behind the built-in wardrobe on the lower level. With minor investment, a kitchen area can be reinstalled there, creating a fully independent residential unit. The apartment is sold furnished and equipped. The equipment includes a dishwasher, washing machine, microwave oven and other household appliances. Both levels are air-conditioned, and new water heaters have been installed for hot water preparation. The windows face Matteotti Square and offer a view of the square. The building has a use permit for a building constructed before 1968. In the Land Register, the properties are registered as two separate condominium residential units. The sea, shops, restaurants, cafés and all other amenities in the centre of Rovinj are located in the immediate vicinity. The brokerage fee is calculated in accordance with the General Terms and Conditions.
