Markuševec, land with a panoramic view and a location permit, 888 m2

Markuševec, land with panoramic view and location permit, 888 m2 In the Podsljeme area, in Markuševec, there is a building plot of 888 m2 with location permits for a residential building. The land is located in an elevated part, above neighboring houses, and has a panoramic view of the surrounding hills and settlement, with no possibility of complete obstruction. We particularly emphasize the view as it represents one of the main values of this property. In this building area, with a minimum plot size of 800 m2, it is possible to build a structure up to 400 m2 GBA, with a maximum of two above-ground and one underground floor. Two parking spaces per residential unit are planned, at least 60% of the plot area must remain natural terrain, and a distance of at least 3 m from the neighboring boundary must be respected. For this parcel, a location permit has been obtained for the construction of a residential building with three residential units, with a gross building area of 386 m2 and an additional auxiliary facility. A building permit for the access road has also been obtained, which will be submitted to the City of Zagreb, but it needs to be financed and constructed independently or with the help of the future owner of the neighboring parcel. There is also the possibility of purchasing additional parcels in case of interest in building two more buildings. The location is quiet, on a street with little traffic and with existing infrastructure. The price of 88,000 EUR is subject to VAT. Video: https://youtube.com/shorts/TskxqieDgz4?si=FP2-y_sGCOIjnXem
