Ugljan, Lukoran, house, 94 m2, 1200 meters from the sea

A stone house is for sale located in the quiet village of Turkija in Lukoran on the island of Ugljan. The house was built around 1900 and is currently being sold as a building for renovation — a new roof and a new floor on the upper floor were installed in 2022, so the most demanding part of the work has already been completed. The main building has 94 m2, and next to it there is a corresponding land registered in the land register as a "kitchen" — a total of 165 m² according to the Land Registry extract. The interior of the main house is without partitions, which allows for a completely free layout of the space according to the wishes of the new owner. The house is located along the main access road that runs through the village, is easily accessible by vehicle, and is about 1,200 meters from the sea and the town center. In order to move in, it is necessary to submit an application for electricity and water connections, and it is also necessary to build a septic tank or install a bio-filter. The house is legalized, but the use has not been physically taken over. The ownership is 1/1, registered and clean, with no registered encumbrances. Lukoran is a small fishing village on the island of Ugljan, just a 5-minute drive from Preko, where the ferry port to Zadar is located. The island is characterized by untouched nature and crystal clear sea, and Zadar is well connected by ferry lines throughout the year.
