Extremely high-quality villa in the vicinity of Rovinj with a view of the sea, fully equipped

The exceptional Villa with a swimming pool is a real opportunity on the market considering the price and the quality with which it was built and the quality furniture and appliances with which it is equipped. Only 15 minutes of easy driving from the center of Rovinj, it is located in a small Istrian village with a dazzling view of the sea. The house is an excellent combination of authentic Istrian architecture with elements of the well-known Tuscan villas that are always in fashion. On the ground floor of the house there is a living room with a 25 kW fireplace, designed for connection to the underfloor heating system and sanitary water heating, a kitchen with a storage room and a dining room designed as an open space concept, 2 bedrooms each with its own bathroom and an additional toilet. An open staircase leads to the first floor where there is a bedroom with its own bathroom and a terrace. From both floors, in good weather, there is a dazzling view of the sea. On the ground floor, on the outside of the house, there is a 25 m² studio apartment, fully equipped with a kitchen, sofa beds, dining table and private bathroom. In this part of the house and yard there is a machine room with pool equipment and a boiler room with equipment for heating the house and sanitary water. The central place in the garden is occupied by a large heated pool with a sunbathing area, a covered outdoor kitchen with a barbecue and sink, and an outdoor dining table, suitable for the summer months. Within the fenced yard, 3 parking spaces for cars are provided. Underfloor heating via heat pumps and central air conditioning with five internal cooling units via a Fujitsu heat pump will ensure a comfortable stay in all seasons. External windows and balcony doors are made of REHAU PVC six-chamber plastic, with three-layer glass with a "4 SEASONS" coating that prevents UV rays from entering and heating the space in summer, and allows them to pass through in winter, which saves on heating (4 SEASONS, MULTIFUNCTIONAL GLASS). The kitchen with an island was ordered in Germany from the manufacturer "Moderano" and is custom-made. Sanitary ware and faucets are from German manufacturers GROHE and Villeroy & Boch. All ceramics, tiles in the house, around it and in the pool are from Spanish and Italian manufacturers. Each room has its own digital thermostat for individual temperature regulation. The Mediterranean-style garden, beautifully maintained, is the right place for numerous family gatherings by the pool or by the barbecue. The quiet, authentic Istrian location surrounded by family houses with the potential for tourist rental makes this house an excellent residential and business opportunity, it's up to you to take advantage of it.
