ISTRIA - LIŽNJAN A modern architectural beauty whose view is dominated by an infinity pool with a glass front opening to the sea and the south of the Istrian peninsula. The villa is located in Ližnjan near Pula, a small Istrian town with beaches created not only for summer enjoyment, and is located only 480 meters from the first beaches. The villa is suitable for family living but also excellent as an investment for tourist purposes since it is successfully rented out. It is a smart home controlled via mobile applications, with a heat pump and underfloor heating, which makes it suitable for year-round living, solar collectors for hot water, an alarm system with video surveillance, security entrance doors, aluminum joinery with triple-glazed windows, while air conditioners are in all rooms. The villa consists of a ground floor and an upper floor: on the ground floor there is an open space living room, kitchen and dining room that continue onto a covered terrace with a summer kitchen, a beautiful Mediterranean garden and an overflowing heated swimming pool (45 m2) with a sunbathing area. The special feature of the pool is UV lamps that destroy fungi and bacteria and the water electrolysis process that reduces the presence of chlorine. One bedroom with an en suite bathroom is on the ground floor, while the remaining three are on the upper floor of the villa with a sea view. The villa is very modern, architecturally and in terms of interior design, it was built from top quality materials, renowned manufacturers were used for interior equipment (Italian ceramics, three-layer parquet). The interior joinery combines wood and glass as the main elements, especially on the so-called floating stairs with designer lighting. It is located 9 km from the center of Pula, 13 km from Pula airport. For more information and a viewing appointment, call: +385/99/320-0008
