Pag, Šimuni, villa 158 m2 with pool, first row to the sea

Located in the first row to the sea in Šimuni on the island of Pag, this unique villa was created by the complete reconstruction of an old stone house, while retaining the authentic Mediterranean character, while the entire area was shaped into a contemporary luxury residence. The project was developed with the aim of creating a private summer retreat that fits naturally into the environment and emphasizes the strong connection between architecture, the sea and Mediterranean greenery. Special attention is paid to the preservation of the existing greenery, which is integrated into the garden design and additionally contributes to the feeling of privacy and a hidden Mediterranean ambience. The outdoor space is designed as a series of carefully designed zones for relaxation. The central element is an infinity pool with a sunbathing area and an open view of the sea, while the terraces are suitable for year-round use thanks to sliding rocks and an outdoor fireplace. The yard is refined with natural stone details and Mediterranean plants, creating a harmonious relationship between nature and architecture. The architecture of the house fully follows the field context and emphasizes the use of natural materials, whereby Benkovac stone and carefully selected details give the building a recognizable and timeless character. The interior is designed with an emphasis on warmth, comfort and Mediterranean elegance, combining traditional elements and contemporary functionality. Carefully selected materials and custom-made elements create a refined but pleasant ambience in which every detail has its role. The villa consists of 4 bedrooms, 2 bathrooms, open space kitchen and living room, spacious terrace, infinity pool and jacuzzi. This villa is an exceptional example of the transformation of an old stone house into a luxurious residence that combines architecture, nature and emotion, offering a unique experience of living by the sea in one of the most desirable locations on the island of Pag.
