Ika – Luxury Penthouse with Panoramic Sea View

In a quiet area above Ika, with an open sea view, a modern residential building with only three apartments is currently under construction. For sale is an outstanding penthouse with a total calculated area of 176.48 m². The interior living area measures 107.48 m², while the additional spaces include a covered balcony of 35.16 m², a spacious rooftop terrace of 135.62 m², a private staircase of 12.51 m², and two private parking spaces in front of the building. The penthouse consists of an open-plan kitchen, dining area and living room, three bedrooms, two hallways, a bathroom, a separate toilet, a storage room, and a space designated for a sauna. A swimming pool or jacuzzi is planned on the rooftop terrace, creating the perfect space for relaxation while enjoying panoramic views of Kvarner Bay. Underfloor heating is planned throughout the apartment, except in the bedrooms where parquet flooring is foreseen. Heating and cooling will be provided by a heat pump, fan-coil system, and multi-split air conditioning units in all rooms. Buyers entering the purchase process at an early stage of construction will be able to choose tiles, parquet flooring, and sanitary equipment within a predefined budget. If higher-grade materials are selected, an additional payment for the price difference will apply. Completion of construction is planned by the end of summer 2026. Additional advantages include two private parking spaces included in the price, a peaceful location, panoramic sea views, and excellent transport connections. The sea, beaches, and the centre of Ika are only 650 metres away on foot, while the centre of Opatija can be reached in approximately 10 minutes by car. This high-quality modern development in a peaceful setting with sea views is a rarity on this part of the market. The property is an ideal choice for a luxurious family home, an exclusive holiday residence, or an investment for tourist rental in one of the most sought-after areas of the Opatija Riviera. The brokerage fee is calculated in accordance with the General Terms and Conditions.
