Charming Stone Houses for Renovation in the Heart of Žrnovo, Korčula

Unique Opportunity – Stone Houses for Renovation on the Island of Korčula On the island of Korčula, in the peaceful and authentic village of Žrnovo, there are two charming stone houses connected by a courtyard and an impressive stone arch. Although connected, the smaller house is detached and has its own entrance. Both houses are in original condition and require complete interior renovation, but they offer great potential – whether as a family home or a tourism project. The larger house spans three floors, with a total gross area of approximately 210 m2 (ground floor approx. 60 m2, first floor approx. 60 m2, second floor approx. 60 m2, terrace approx. 30 m2). It features preserved stone walls, niches, original window and door frames, and a new roof with traditional stone tiles. The smaller house has a gross area of around 112 m2 (cellar approx. 40 m2, ground floor approx. 40 m2, first floor approx. 32 m2). It stands out with its stone-vaulted cellar and façades with original stone details. There is a conceptual project for converting the property into a tourism facility, including a reception area, shared spaces, a kitchen, and a wine cellar. There is also the possibility of installing a solar system, although no installations have been carried out yet. Adjacent to the houses is a garden of 180 m2, suitable for additional features such as a swimming pool, parking area, or similar. Access is available via a smaller path, while an asphalt road and public parking are located about 100 meters away. The houses can be connected to the public electricity and water networks, and all documentation is in order, including the approval of the Dubrovnik Conservation Department, as the properties are under cultural protection. Located just 3,5 km from the town of Korčula, Žrnovo offers an ideal blend of peace, quiet, and authentic island atmosphere. Tourism has been present in the area for more than two decades, and some of the island’s most beautiful bays – Pavja Luka, Rasohatica, and Orlanduša – are only a 10-minute drive away. This location provides the perfect balance between privacy and access to essential amenities, whether for family living, vacation, or a serious tourism investment.
