Trstenik – Office space, for rent

We are renting out a modern and bright office space located on the first floor of a newly built building. The area of the space is 128.8m2. It consists of five rooms (which can also be rented individually). The monthly rent is 4900 EUR + VAT. Additionally, it is possible to rent: - A parking space for 150,00 EUR + VAT - A garage space for 200,00 EUR + VAT The rent includes the use of common areas with a total area of 44.2m2. The office spaces have an air conditioning system and a ventilation system. A fire alarm system is installed, and there are installations for connecting the office to video surveillance. The space features parquet flooring. Network cables and power cables have been run through the floors. Each workstation has a connection for a computer, an IP phone, and two power sockets. All areas around the building and inside the building (except the offices in question) are under video surveillance. Access control is managed via digital keys. All network cables are routed to a rack cabinet, which is connected to a server room on the ground floor. Fibre optic connections from HT, A1, Optima Telekom, and B.net are available in the server room, and it is up to the future leaseholder to decide which provider to sign a contract with. By renting the office space on the first floor, the leaseholder also gets the right to use the common areas located on the first floor of the building. The common areas are: a kitchen with a living room (47,2m2), a ventilated enclosed smoking area (2,5m2), sanitary facilities (separate male and female, with a total of eight cubicles) (44,6m2), a terrace (166,8m2), an entertainment area (table tennis, table football, board games...)
