Two spacious houses near Svetvinčenat

Istria, Svetvinčenat area In a smaller place not far from the medieval town of Svetvinčenat, we are selling a property that combines rare Istrian charm with truly usable space. Svetvinčenat comes alive during the season with events and visitors, yet throughout the year it offers peace, amenities and that pleasant feeling of a well-organised, human-scale way of living. That is exactly why this location is ideal for those who want privacy and their own rhythm, while staying close to the pulse of Istria. The property consists of two connected houses, each with its own character and a clear purpose. The first house is a renovated traditional home that immediately delivers an authentic atmosphere. The entrance hall leads into a smaller reception room with a kitchen and dining area, then into a bedroom and a bathroom. From this part there is access to a staircase that also has a separate entrance from the front of the house. On the ground floor of this section there is a konoba, while the staircase leads to the upper floor with three additional bedrooms and access towards an old Istrian cistern. In front of the house, next to the covered terrace, a special highlight is the outdoor fireplace — a detail that adds warmth and that relaxed “country life” feeling in the very best sense. The second house was built in 1986 and brings additional practicality and comfort. On the ground floor there is a spacious garage that fits two vehicles, as well as a boiler room for central heating. On the first floor there is an apartment with two bedrooms, a living room connected to the kitchen and dining area, and a bathroom. This part can function entirely independently or as an extension of the larger home, depending on the future owner’s needs. On the courtyard you’ll find another true Istrian gem — an old “lušijera”, a traditional summer kitchen, ideal for family gatherings, celebrations and hosting a larger number of guests. Next to it there is a former storage/utility room that the owners used for business purposes, and it can easily be converted into additional living space, as all installations are already in place, including sanitary facilities. This layout and the number of existing units open a wide range of possibilities, without having to start everything from scratch. This is a property for someone with vision — for those who need more square metres, more space and more options, whether for a calm family life with separate areas for different generations, or for a tourism concept through apartments, an apart-hotel, or a completely different idea that benefits from the location and proximity to Svetvinčenat. If you want privacy and potential that can be developed step by step, this is a story best experienced in person. Contact us for more information and to arrange a viewing.
