Medulin, Pomer, building plot with a sea view

We are pleased to present an attractive building plot in the charming coastal village of Pomer, near Medulin. The land is located within a 100-meter zone from the sea and allows the construction of either a detached family villa or a multi-residential building with up to three separate residential units (three apartments). The plot lies within the M-2 construction zone, which also permits the development of commercial facilities. This makes it suitable for a mixed residential–commercial project, such as a boutique family hotel or a similar hospitality concept. A smaller adjacent parcel is also available and may be merged with this plot, offering the opportunity to develop a larger, tailor-made property according to the investor’s vision. Parking may be arranged either as an underground garage or positioned between the access road and the building. The building must be detached; terraced houses, attached or semi-detached buildings are not permitted. Pomer is a tranquil and authentic Istrian village located on the edge of Medulin Bay, surrounded by crystal-clear waters, pine forests, and untouched nature. Once a small fishing settlement, today it exudes a relaxed Mediterranean atmosphere and timeless charm. Narrow streets, immediate proximity to the sea, and a sense of calm make it an ideal retreat away from urban crowds. The village is especially known for its stunning sunsets, the scent of pine trees and sea air, and excellent seafood restaurants. Pomer is an ideal choice for those seeking a harmonious blend of nature, tradition, and understated Istrian elegance. The area also features the renowned ACI Marina, as well as popular attractions such as a glamping, windsurfing center and an adventure park.
