Istria, in the heart of Ližnjan - house with a large yard, #sale

In the very center of Ližnjan, we are selling a charming old house with a spacious yard. Located in an exceptionally quiet and sought-after area, this house covers an area of 75m2 and represents a rarity on the market as it offers as much as 518 m2 of yard space, situated only 2 km from the sea. Although the house is attached to a neighboring building on one side, thanks to the parcel size of 593m2, it provides a high level of privacy, which adds special value and great potential to this old property. Layout: on the ground floor there is a kitchen with dining area, living room, bathroom; on the upper floor there are two bedrooms and an attic space. The property requires a complete renovation, but a major advantage is that a valid building permit for internal and external reconstruction has already been obtained. The listing shows the current condition as well as the conceptual design by the current owner, revealing a modern, functional, and aesthetically appealing future look of the house, a perfect combination of tradition and contemporary comfort. The future owner can still make modifications and adjust the floor plan according to their wishes. Additionally, the property offers the possibility to arrange a Mediterranean garden, pool, summer kitchen, or additional amenities according to personal preferences.
