House Lipa, Generalski Stol, 78m2

For sale is this charming estate with potential for tourist rental or a cozy weekend home between two rivers in Karlovac. It is located 800 m from the Dobra River and 2700 m from the Mrežnica. The distance from the center of Karlovac is a 25-minute easy drive. The house needs repairs to regain its former glory, and it has been inhabited since the 16th century. It is a high ground-floor house with a wine cellar and an additional 20 m² bedroom in a neighboring wooden house. Water supply comes from a cistern (rainwater). There is a purifier for it. An application has been submitted for connection to the city water supply and for a usage permit. Ownership is clear and 1/1 – immediately available. Active electricity connection, excellent access road via a local paved road. Quite a poor internet signal, birds chirping instead - maybe this is the perfect place to distance yourself or your household from artificial intelligence because you have your own. Compare the selling price with other properties in the area and it will immediately be clear to you that, taking into account the size of the land being sold with it, the house comes for a symbolic amount. 1252 m² in the building zone, other plots are for agricultural use. 6920 m² of immediate yard. One forest plot of half a hectare, 400 m from the yard. Arbor, orchard, vineyard, sinkhole, arable land, pastures, few neighbors...
