Not Just a Property – A Living Story in the Heart of the Hills"

A place with soul, waiting for its host – renowned rural tourism estate with views of the Kalnik Hills Some places are just buildings. And then there are those that remember. This is one of the latter – a rare corner of the world where every scent, every creak of an old stair, every gust of wind carries a story. Here, food wasn’t just served – it was celebrated. People toasted, fell in love, sang along to tamburicas, whispered secrets over a wooden bar. Celebrities came, sure – but everyone here was simply human. Set on an expansive 10,575 m² plot with open views of the gentle, rolling Kalnik Hills, this unique property blends business with beauty, rustic charm with full functionality. The main building alone offers nearly 950 m², unfolding like a small, self-contained village. The cellar speaks to tradition – a barrel room with a built-in cooling system and an antechamber, perfect for aging both wine and memories. The lower ground floor (souterrain) is practical and generous: multiple storage rooms, a boiler room, pantry, food elevator, staff facilities, and a bathroom. The ground floor is where the heart beats – three guest halls (seating up to 130), a grand open fireplace, a wooden bar, cloakrooms, restrooms, and a covered terrace. Upstairs, six en-suite apartments await, along with two additional rooms for private or staff use. But the story doesn’t end there. Included are a charming 75 m² wooden wine house (klijet) with two rooms and a covered terrace – ideal for long summer nights and even longer toasts. There’s a 71 m² paved sports court perfect for tournaments or playful afternoons, with a handy ground-floor bar to keep spirits high. Two auxiliary buildings (30 m² and 28 m²) offer extra space, one already connected to electricity, ready for reinvention. And then, a rare treasure – an old mud wine cellar, a whisper from the past, standing humbly and patiently for its next role. The entire roof was renewed between 2003 and 2005, the exterior fitted with PVC joinery, while the interior boasts lovingly chosen steamed wood – warm and timeless. The property is sold fully furnished, including a professionally equipped kitchen and antique furniture that doesn't beg for renovation – only continuation. This is not a listing for square meters. It’s a call for those who wish to create – weddings, celebrations, retreats, dinners, memories. The kind of moments you can’t measure, only feel. And if your heart stirred even a little while reading this – you may already know what this place is meant to be under your care. For all information and to arrange a viewing, I am at your disposal.
