Apartment with pool and garden near the beach – Rovinj, new building

ROVINJ – one of the most beautiful and sought-after destinations on the Croatian coast In a beautiful location with excellent connectivity, just 1500 meters from several beautiful beaches, there is an impressive small residential building, a two-story building with 4 spacious apartments, 2 of which on the ground floor have their own swimming pools and gardens, while 2 on the first floor have roof terraces. The apartment ''S2 - ground floor'' consists of a hallway with a built-in wardrobe, 3 bedrooms each with its own bathroom, an additional toilet, a storage room, an open space living room with kitchen and dining room, a covered terrace that extends along the entire apartment and a garden that contains a 28 m2 swimming pool and a 625 m2 garden. The living area of 156 m2, of which 103 m2 is closed space and 53 m2 is a covered terrace, is excellently arranged in such a way that the first part of the apartment is intended for bedrooms with their own bathrooms, and the hallway leads us, with an additional toilet and storage room, to the living room with kitchen and open-concept dining area. The special feature of the living room, and indeed the entire apartment, is the abundance of natural light, which is enabled by the maximum use of glass walls, even corner joinery was used that connects the front and side at the edge of the building, with only one small part of the wall. The outer walls of the bedrooms are also reduced to a minimum and each room has its own glass wall and source of sunlight. This arrangement allows access to the covered terrace directly from all rooms in the apartment. In addition to the carefully planned positioning and maximum use of quality aluminum joinery, an additional special feature of this apartment is the swimming pool and garden of 625 m2. The apartment is further enhanced by a 10 cm insulated facade, high-quality aluminum joinery, and all rooms will have electric underfloor heating, air conditioning and ceramic tiles. The apartment comes with one parking space, and if necessary, the initial part of the garden can be converted into additional parking. Expected completion of works by summer 2026.
