Istrien, Ližnjan, Valtura, Haus für Urlaub oder Wohnen, ruhige Lage, freier Blick auf die Natur. #Verkauf

We present a detached house for vacation or living in a quiet location in Valtura, a settlement in the municipality of Ližnjan. The town of Pula is less than 10 kilometers away, so this property is ideal for lovers of a quiet life or vacation, and not far from all the city's facilities and beautiful beaches. The house with a modern floor plan and a flat roof is located on a plot of land with a total area of 449m2. It is spread over two floors and the layout of the rooms is excellent. On the ground floor there is an entrance hall, a guest toilet and a laundry room, as well as an "open space" kitchen with a spacious living room that communicates with a covered terrace, and if the future owners wish, a swimming pool. On the outside there is a storage room/boiler room. An internal staircase leads to the light-filled first floor. The hallway leads us to three bedrooms with their own bathrooms and exits to a large terrace with a wonderful open view of nature. The master bedroom has its own wardrobe. In addition to a quiet location near the city, this villa has other advantages: plenty of light thanks to the large windows and glass walls and the western orientation of the front of the house and the windows on the eastern side. The land is located on the edge of the construction zone, and in front of the house and yard it is not possible to build anymore, while everything is already built on the back side and there are a couple of holiday houses in the "community". The advertised price of the real estate refers to the finished object according to the "turnkey" system, therefore it is an ideal opportunity for people who do not have their own logistics for construction. At the current stage, it is possible to agree on the choice of ceramics, sanitary ware, floor coverings. Central heating with pellets is planned. There is a possibility to buy the project in its current state, ideal for future owners with their own final ideas, who want to save time on creating documentation.
