Modern apartment building near the beach

Property description: This modern apartment building is located in a cul-de-sac just 150 meters from the beach and stands out due to its functionality and fantastic sea views. The property is close to all amenities while still offering peace and privacy. Brodarica, a southern suburb of Šibenik, has a 4 km long coastline with pebble beaches, shops, restaurants, cafes and a beautiful seafront promenade. The historic old town of Šibenik is only 5 km away, and the international airports of Split and Zadar are approximately 45 km away. The property is divided into five apartments, each with a separate entrance. The three smaller apartments on the ground floor with a small living area and access to the pool terrace each have a bedroom and a bathroom. The current owners use the property primarily for tourist rentals. In order to be able to offer their guests a better experience, they have converted two of the three smaller apartments on the ground floor into a fitness room and entertainment area, equipped with billiards and table football. If necessary, these two apartments can easily be redesigned. On the 1st floor there is a beautiful apartment with two bedrooms, one bathroom and an open living room with kitchen and access to a private terrace. The second unit is a spacious maisonette apartment, which on the 1st floor offers, in addition to the living room with kitchen and access to a sun terrace, two bedrooms, a bathroom and an additional guest toilet. A staircase leads from the living area to the attic, which comes with one more spacious bedroom, a bathroom and a small storage room. The terraces of both units on the first floor have beautiful sea views. All living spaces and bedrooms are air-conditioned. The outdoor area offers a heated outdoor pool of 32 m² with a large sun terrace, a beautiful summer kitchen with an outdoor grill and a spacious, covered outdoor dining area as well as a large parking lot for up to seven vehicles. It is the perfect Mediterranean oasis of calm. Breathtaking views with sunlight are refracted in the upper doors and windows make this home into a stylish place for a family reunion on the shady veranda. Alternatively, the property is suitable for someone, seeking not only a holiday home for personal use but also an investment opportunity with the option to rent the individual units.
